Why does mould grow in buildings?

Understanding why mould develops is the first step towards finding a lasting solution.

Most people think mould is the problem.

In reality, mould is usually the symptom.

Visible mould tells us that the conditions within a building have allowed it to grow. While cleaning may remove the mould temporarily, it rarely addresses the underlying cause. Unless the source of moisture is identified and corrected, mould often returns.

Understanding the answer is the first step towards creating a healthier indoor environment.

The Three Requirements for Mould Growth

One of the biggest misconceptions about mould is that it simply appears because spores are present.

In reality, mould spores are a natural part of our environment. They are found in both indoor and outdoor air and enter our homes every day through open windows and doors, on clothing, on pets and through ventilation systems.

The presence of mould spores alone does not mean there is a mould problem.

For mould to actively grow, three conditions must come together:

  • A moisture source

  • A food source

  • Suitable environmental conditions

Remove just one of these requirements, and mould growth becomes far less likely.

1. A Moisture Source

Moisture is the single most important requirement for mould growth.

Without sufficient moisture, mould cannot colonise building materials.

Moisture may originate from a wide range of sources, including:

  • Condensation

  • Plumbing leaks

  • Roof leaks

  • Penetrating damp

  • Rising damp

  • Flooding

  • Construction moisture

  • Poor ventilation

  • High indoor humidity

  • Defective seals around windows and doors

Although mould often appears on the surface of a wall or ceiling, the source of moisture may be hidden elsewhere within the building. This is why identifying where the moisture is coming from is often the most important part of any investigation.

2. A Food Source

Moisture alone is not enough for mould to grow.

Like any living organism, mould also requires a source of nutrients. Contrary to popular belief, mould does not feed on bricks, concrete or glass. Instead, it utilises organic materials commonly found throughout buildings.

Common food sources include:

  • Household dust

  • Timber

  • Paper-faced plasterboard

  • Wallpaper

  • Cardboard

  • Natural fibres (such as cotton and wool)

  • Fabrics and soft furnishings

  • Paint residues

  • Dead skin cells

  • General household debris

Many of these materials contain cellulose, starches or other organic compounds that mould can utilise as a food source. Even surfaces that appear clean often contain microscopic dust and organic debris, providing sufficient nutrients for mould growth once moisture becomes available.

This is why mould can develop on painted walls, ceilings and other surfaces that appear perfectly clean. In many cases, the mould is not feeding on the building material itself, but on the invisible layer of organic matter that has accumulated over time.

3. Suitable Environmental Conditions

The final requirement is the right environment.

Temperature, relative humidity, surface temperatures, ventilation and air movement all influence whether moisture remains available for mould growth.

Warm air can hold more moisture than cold air. When warm, moisture-laden air comes into contact with a colder surface, that moisture may condense into liquid water.

If those surfaces remain damp for long enough, mould may begin to grow.

Buildings with poor ventilation, intermittent heating, thermal bridges or restricted airflow often provide the conditions mould needs to establish and spread.

Why Spores Alone Are Not the Problem

Many people become concerned as soon as they hear the word "spores".

However, spores are a completely normal part of the natural environment.

Every home contains mould spores, just as the outdoor air does.

A mould problem only develops when those spores land on a suitable food source where sufficient moisture is available for long enough to allow germination and growth.

This is why successful mould investigations focus on understanding the building and identifying the source of moisture, rather than simply confirming that spores are present.

Mould Doesn't Always Mean Condensation

One of the most common assumptions is that mould is always caused by condensation.

Condensation is certainly a common cause, but it is only one possible source of moisture.

Mould may also develop because of:

  • Hidden plumbing leaks

  • Roof defects

  • Penetrating rainwater

  • Failed seals around windows and doors

  • Flood damage

  • Ground moisture

  • Construction defects

Assuming condensation is responsible without carrying out a proper investigation can result in the true cause being overlooked.

Buildings Behave as Systems

Every building behaves as a system.

Heating, ventilation, insulation, occupancy and moisture movement all influence one another.

For example:

A blocked bathroom extractor fan increases indoor humidity.

Closed trickle vents reduce background ventilation.

Thermal bridges create colder internal surfaces.

Furniture positioned tightly against external walls can restrict airflow and slow drying.

Each factor may appear relatively minor on its own.

Combined, however, they can create the perfect conditions for mould growth.

This is why effective investigations assess the building as a whole, rather than focusing solely on the visible mould.

Why Cleaning Mould Often Isn't Enough

Cleaning visible mould may improve the appearance of a surface and reduce contamination.

However, if the underlying moisture source remains, the mould will often return.

Long-term management should focus on:

  1. Identifying the moisture source.

  2. Correcting the underlying defect.

  3. Allowing affected materials to dry where appropriate.

  4. Removing contamination safely.

  5. Reducing the likelihood of future moisture accumulation.

Treating mould without addressing moisture is much like repainting a ceiling beneath a leaking roof. The visible problem may disappear temporarily, but the underlying cause remains.

How Quickly Can Mould Grow?

There is no single answer.

Under favourable conditions, mould can begin developing within 24 to 48 hours of materials becoming sufficiently damp.

How quickly growth occurs depends on several factors, including:

  • The amount of available moisture

  • Temperature

  • Relative humidity

  • Air movement

  • The material affected

  • The mould species present

Some mould species establish rapidly, while others develop more slowly over time.

Can Mould Be Prevented?

No building can ever be completely free from mould spores.

The aim is not to eliminate spores from the indoor environment.

The aim is to prevent the three requirements for mould growth from coming together.

By identifying moisture sources, maintaining the building fabric, controlling indoor humidity where appropriate and providing effective ventilation, the likelihood of mould growth can usually be reduced significantly.

The Bigger Picture

Mould rarely appears without a reason.

Every case of mould growth begins with moisture.

Once moisture combines with a food source and suitable environmental conditions, mould can begin to grow.

The visible mould is often just the final symptom of a much larger story taking place within the building.

Rather than asking,

"How do I remove the mould?"

a better question is,

"Why has the mould grown here in the first place?"

Answering that question leads to solutions that address the cause rather than simply treating the symptom.
